Are these calculators accurate?
Our calculators use standard financial formulas and current SDLT rates to provide accurate estimates. However, actual costs may vary based on your specific lender terms, fees, and any changes to tax legislation. Always consult a qualified mortgage adviser or solicitor for precise figures before making financial decisions.
What fees are not included in these calculations?
These calculators focus on the core costs — loan repayments and stamp duty tax. They do not include arrangement fees, valuation fees, legal or conveyancing costs, survey fees, mortgage broker fees, or buildings insurance. For a mortgage, you should also budget for moving costs and any renovation work. It is a good idea to add £2,000-£5,000 on top of your deposit and stamp duty to cover these additional expenses.
Do I need to create an account to use these calculators?
No. All calculators are completely free and require no sign-up, registration, or personal information. Your calculations run entirely in your browser and no data is stored or sent to any server.

How often are the calculator rates and rules updated?
We update the calculators whenever the governments announces changes to stamp duty thresholds or rates. Mortgage and loan calculators use standard financial formulas that do not change, so they remain accurate regardless of market conditions — simply enter your current interest rate to get an up-to-date estimate.
Is my data private when I use these calculators?
Yes. All calculations happen entirely in your browser — no figures you enter are sent to or stored on any server. We do not collect, log, or share any of the numbers you input. The only data we gather, with your consent, is anonymous usage analytics to help us improve the site.
